Scott Greenwood-Meinert has a sophisticated practice focusing on real estate, land use, and business matters and winery law. He represents companies, investors, commercial and light industrial developers, wineries of all sizes, hoteliers, pension investment groups, hospitals, and farmers.
He has considerable experience with real estate transactions, finance, development, leasing and joint ventures. Scott also assists in forming limited liability companies, corporations, and other business entities, and handles related corporate matters, including business acquisition, financing, disposition and dissolution.
Scott represents applicants on entitlement and use permit processing matters, and has particular experience in winery use permitting and winery rights, mixed-use, commercial, and industrial development. His wine law experience also includes land use and development matters, water law, leasing, financing, succession planning, environmental and conservation issues under CEQA and other laws, and title issues.
Scott has extensive experience in a wide array of water issues, including water rights, water transfers, water supplies, and environmental and regulatory compliance. He also negotiates agreements for acquisition of water rights and contractual water entitlements. In addition to evaluating water rights in real property acquisitions, he negotiates water transfers, water sharing agreements and recycled water supply agreements.
Prior to joining Coblentz, Scott practiced real estate, business law and land use focusing on winery matters at the Napa firm of Dickenson Peatman & Fogarty.
Scott is a member of the Business, Real Property and Environmental Law Sections. He is a member of Stanford Professionals in Real Estate and a board member of the Stanford Athletic Department Buck-Cardinal Club. Scott is a founding board member of The Amy Biehl Foundation and Reliey Wines. He is a member of the Suisun Valley Vintners and Growers Association and the Napa County Farm Bureau’s Natural Resources Committee advising on water law matters.
Scott earned his J.D. at Willamette University College of Law, and his undergraduate degree in political science at Stanford University.
Represented a large regional insurer in the sale and financing of the Napa Town Center and adjacent buildings.
Represented many wineries with use permit modifications and original applications through the Napa County process, with significant visitation and production increases and complex vested rights issues.
Represented buyer in the purchase of a wetlands-impacted site for over 200,000 square feet of warehouse development in Napa County.
Represented a large regional insurer in the financial restructuring of an over $65 million commercial loan guarantor.
Represented the investors in over $20 million in commercial redevelopment in downtown Napa.
Represented a major condominium/hotel development in downtown Napa.
Represented clients on multiple hospitality and wine industry joint ventures.
Represented J3 Wines in the sale of over $9 million of wine brands.
Represented Old Bridge Cellars in brand acquisitions and development in Chile, France, Oregon, and New Zealand.
Represented a winery in negotiation of long-term ground lease to facilitate development of a new winery.
Represented several Napa Valley wineries in the purchase or sale of wineries.
